How much would direct bookings keep in your pocket?
Put in your own numbers. The calculator shows what the platform fee costs you on every stay, and how much you'd keep if just a few repeat guests booked with you directly instead.
How it's calculated
- One stay = nightly rate × nights + cleaning fee.
- Platform fee on a stay = one stay × the platform fee you entered.
- A direct stay still costs something: we subtract the card fee you entered. Your website and booking tools cost money too, so compare the yearly number with what those would cost you.
- It's an estimate for planning, not financial or tax advice. Your payout statements have your real fee.
Where direct guests come from
Mostly from people who already know you: past guests who search your property's name, friends they tell, and travelers who find you on Google Maps. For that to work, your name has to lead somewhere guests can see rates and ask for their dates. Not just a Facebook page or a phone number.
Airbnb's rules don't allow using its messages or bookings to move guests off the platform, so don't. Just be easy to find on your own. Our guide covers the safe ways: Guides for small lodging owners.
Want to see it for your place?
We build simple direct-booking websites for cabins, motels, B&Bs and vacation rentals: your rates by season, your rooms, and an "ask for your dates" form. You see a free preview built around your place before paying anything. Here's a sample site and a few more examples.
